With the recent rise of barndominium construction in Texas, many potential buyers are asking about the process for taxation on such properties. All taxpayers are responsible for researching their own tax liabilities so they can determine if building a barndominium is right for them. Here is a look at how barndominiums are taxed in Texas and what to expect when building your own.

Texas taxpayers renting or owning a barndominium are subject to property taxes just like any other homeowner in the state. On residential barndominiums, these taxes are calculated by taking into account the value of the land and structure combined. For homeowners living on their own property, there is an additional Homestead Tax Exemption that can reduce their state taxes by up to 20%. Additionally, if someone is purchasing an already built barndominium, it is subject to sales tax on all materials used in the construction of the home as well as any improvements done afterwards. Land used for agricultural purposes may also be eligible for agricultural property tax reductions or exemptions depending on which county it's located in.

There may also be additional costs associated with obtaining a permit before construction begins. Depending on the county and city regulations, permits could cost anywhere from $100-$300 annually and will need to be renewed each year. Additionally, more expensive projects (such as those exceeding $75,000) must be inspected by an engineer prior to obtaining a permit which will increase these costs even further.

When it comes time to sell your barndominium, it will also be subject to real estate taxes along with any other home in Texas. This includes municipal tax based on local laws as well as federal income tax from any profit earned from selling the home above its initial purchase cost or whatever was estimated at time of purchase based on market value when it was constructed (plus any improvements made since then of course!).
